Renaming listing photos before upload (solo agent workflow)

Solo agents and small teams who shoot on a phone, then upload to MLS, a TC portal, or a marketing folder — and waste time on IMG_4832.jpg names. Leave with a simple rename pattern, a CSV-friendly checklist, and links to a free sample plus a $12 pack.

Why rename before upload

Clear filenames help:

  • Your TC or ISAFind “kitchen” vs “bath” fast.
  • MLS photo orderStay intentional — exterior first, then main living, then beds.
  • Social and flyer toolsPull the right shot without opening every file.

You do not need fancy DAM software for one listing. A consistent ##_RoomLabel.jpg pattern is enough.

Recommended filename pattern

01_Exterior_Front.jpg
02_Living_Room.jpg
03_Kitchen.jpg
04_Primary_Suite.jpg
05_Bathroom.jpg
06_Bedroom_02.jpg
07_Backyard.jpg
08_Garage.jpg
  • Two-digit orderSo sorting works in Finder / Explorer / MLS uploaders.
  • Room or elevation labelTitle_Case or snake — pick one style and stick to it.
  • No buyer-steering wordsSame fair-housing caution as remarks.
  • Keep RAW asideOriginal files in a _RAW folder until the listing is live.

10-minute rename workflow

  • Dump phone photos into ListingName/RAW/
  • Delete dups and obvious rejects
  • Sort roughly: exterior → main living → kitchen → primary → secondary beds/baths → outdoor → other
  • Rename with the pattern above (Finder batch rename, PowerToys, or a spreadsheet)
  • Export a one-column or two-column list if your TC wants a map of old → new names
  • Upload the renamed set to MLS / portal

Spreadsheet columns that work well: original_filename, suggested_filename, room_label. Save as CSV so you can hand it to a VA or reuse next listing.

Common mistakes

  • Skipping leading zeros1_Kitchen sorts after 10_Bath.
  • Mixing spaces and underscoresPick one style and stay consistent.
  • Naming by mood“cozy_corner” instead of room labels slows everyone down.
  • Uploading RAW and renamed togetherConfuses order in the MLS uploader.
  • Address or owner names in public filenamesMany brokerages prefer generic room labels.
