Why a template beats a blank MLS box
When a listing goes live you usually need MLS / IDX marketing remarks (facts first, then lifestyle — within your MLS rules), the same facts rewritten for social, and photos named so your uploader or TC is not guessing. A simple template keeps beds, baths, sqft, finishes, and location notes consistent so you are not inventing adjectives under time pressure.

Use your MLS character limits and required fields. Replace brackets. Keep claims you can support with photos or docs.

Highlights include [kitchen update], [flooring], [primary suite note], [outdoor / garage], [systems update if recent]. Optional second paragraph (only if your MLS allows):
Additional features: [list 3–6 concrete items]. Recent updates: [year + item]. Lot / HOA notes: [only if accurate].
Fair-housing self-check (before you hit publish)
Do a quick scrub for phrases that can signal protected classes or discourage buyers unfairly. Examples of risky territory (not legal advice — follow your broker and MLS):
- Steering languageFamily / kid / church / “safe for…” style phrasing.
- Ability or age preferencesPrefer property facts over who “should” live there.
- Neighborhood identity framed as origin or languageKeep location notes factual and photo-supported.
Prefer property facts: beds, baths, sqft, finishes, systems, distance/time to named landmarks your photos support. Broker / compliance review is still required on every listing.
Checklist before you paste into MLS
- Beds / baths / sqft match the listing input sheet
- Price and address match
- Every highlight appears in a photo or is otherwise verifiable
- No steering language; fair-housing pass done
- Character count fits your MLS field
- Social captions will reuse the same facts (not new claims)
When a one-listing pack is enough
